Owner’s Representative
Many banks and other lending institutions require professional oversight of contractors on projects where they have approved a loan. As the Owner’s representative, we oversee and administer general contractors and/or sub-trades and advise on quality, performance, technical issues, and cost monitoring. Additionally, we monitor scheduling, budget control, and scope of work. To prevent projects becoming detailed, we closely watch the progress and address and solve issues as early as possible.
Construction Manager – As Agent
Under the standard construction management as agent delivery method, we act as a third-party manager of the construction process. Our open book approach offers owners access to all our project documents as well as the aesthetic, schedule, and cost trade-offs, before making program and design decisions. Owners can choose to be involved at each stage of the process from pre-construction and trade contractor selection, through construction and closeout. Typically, while managing the construction process the trade contractors contract directly with the Owner.
Construction Manager – At Risk
Our approach to at-risk work provides owners with the benefits of our many years of construction experience, technical services, project management, and site supervision together with a guarantee of the price and/or project schedule. We perform at-risk work under a guaranteed maximum price (GMP) and offer aspects of construction management combined with at-risk features such as fixed-priced general conditions.
General Contractor
“Quality is long remembered after the joy of a low price is forgotten.” This quote drives our General Contractor service which starts with detailed communication with our clients to identify the correct scope of work. This enables us to get the most competitive and realistic price while the significant goal of quality always in mind.
Design / Build Turn-key Constructor
Our full-service design / build turn-key option maneuver through the design and permit process which typically does not appeal to the owner. We’ve spent many years developing great relationships with design teams to create the specifications and documentation that are required by local government agencies. After collaborating with the design team, we introduce them to the Owner to determine and defining the project budget, spatial requirements, and design parameters. We then undertake the full design, permit construction, and close-out operation saving the Owner time, and a few headaches.
